Q1 2026 saw the second-highest bookings in company history, including the largest single lease ever (a 200 MW AI inference deal in Charlotte), and Core FFO grew 15% YoY to $2.04 per share. Digital Realty raised 2026 Core FFO guidance to $8.00-$8.10 per share and now has 1.2 GW under construction (61% pre-leased), with a $16.5 billion total development pipeline. The company is targeting nearly S$7 billion of investment in Singapore alone.
